GRMH Group
Every development begins with land. So does this site.
GRMH Group is a Bengaluru land aggregation and real estate group, and its website tells that business as one continuous scroll film. Four acts of generated aerial footage turn bare land into homes, a campus, a warehouse and a township, and then twenty chapters explain how the group works, who leads it and what it is building next.

At a glance
- 21chapters on one scrolling page

The brief
What GRMH Group needed
GRMH Group needed a serious public face. Landowners, developers, investors and venture partners should be able to understand a relationship-led land aggregator, see its process and standards before any phone call, and send a typed enquiry. Strict compliance rules shaped the whole build: no promised returns, timelines or acreage anywhere on the site, wording that says the group facilitates and coordinates rather than certifies, and the exact status label on each of six ventures that are still being launched. The brief asked for something that feels like an institutional film, never a property brochure.
The ideology
Let the land tell the story, and keep every word inside what the business can stand behind.
Land first
The page opens on bare land, and every chapter after it follows one journey: land, aggregation, opportunity, development, enterprise, legacy.
Say only what is true
No promised returns, timelines or acreage. Ventures carry their real status, such as Launching, In Development or Being Established, and associations are named as companies only.
One line through everything
A thin survey line, gold on dark and earth on light, draws itself through the chapters, frames headlines and traces the parcel diagrams, so the site reads as one document.
Readable without motion
With reduced motion turned on, the scroll film gives way to a still poster with all the hero text in place, and every chapter shows its full content without animation.

How it came together
Discovery
We built the site around one line from the client, "Every development begins with land. We begin there.", and set compliance rules before design began: always GRMH Group, a list of banned words, no investment figures, and the exact status string for every venture.
Direction
We set the creative direction as an institutional film on ink, bone, earth and gold, with a survey line as the recurring motif.
Film
We generated four aerial films in which bare land becomes an apartment, a university campus, a logistics warehouse and a township at dusk. Each was cut into 151 WebP frames, in a desktop set and a lighter mobile set, so the visitor's scroll plays the film.
Build
We built twenty chapters as separate modules in vanilla HTML, CSS and JavaScript, with GSAP ScrollTrigger and Lenis for scroll motion and Three.js for the parcel assembly. All visible text comes from one copy file, and a single enquiry form handles fourteen typed routes.
Refinement
We worked through several rounds of client direction: white pauses between the film acts, each carrying a story line, Instrument Serif as the new display typeface, a reworked menu, and an ember-toned associations chapter.
Launch
We deployed the site as a static build on Hostinger at grmhgroup.com, with an Open Graph image, favicons and a footer row linking the group's six social channels.

Under the hood
Development and technology
- Vanilla HTML, CSS and JavaScriptA single static page with no framework, so it loads directly from simple hosting and stays easy to maintain
- Canvas 2D frame scrubberPlays the four-act hero film frame by frame as the visitor scrolls. The first 20 frames load before the scroll pin activates and the rest stream in behind them
- GSAP 3.13 with ScrollTrigger and CustomEasePins the hero and drives the scroll-scrubbed chapter animations on one shared custom ease
- Lenis 1.3.1Smooth scrolling tied to ScrollTrigger, switched off when the visitor prefers reduced motion
- Three.js r160Desktop WebGL scenes: seven land parcels joining into one plot, and a wireframe survey terrain at the end of the hero
- content/copy.jsonHolds every visible string in one file, so copy and compliance wording can be checked and edited in one place
- Python assembler (tools/assemble.py)Builds index.html from per-chapter partials, stylesheets and scripts, and adds version stamps so browsers fetch updated files
- Hostinger (hcdn)Hosting and CDN for the static site, confirmed by the platform: hostinger and server: hcdn response headers
- Google FontsServes Instrument Serif for headlines and Plus Jakarta Sans for body text
- dataLayer analytics adapterPushes hero call-to-action events to window.dataLayer, ready for whichever analytics provider is chosen

Details worth a visit
A four-act film you scroll
The hero pins the screen while scrolling turns bare land into homes, a campus, a warehouse and finally a township at dusk. Between acts the film fades to white and a short line of story appears before the next act begins.
Parcels that become one plot
In the land aggregation chapter, seven scattered parcels draw in one by one and then merge into a single bounded plot in WebGL, while the seven services condense into a ruled list. Below 900px wide, a simpler SVG version runs instead.
The survey line
A thin survey line, gold on dark chapters and earth on light ones, runs through the whole site: a progress rail beside the hero film, rules that draw under headlines, and the edges of the parcel diagrams.
Ventures with honest labels
Six ventures (Spaces, Development, Constructions, Business Consulting, Productions and Trust) each get their own chapter, with the exact status label the client approved, so nothing still being launched reads as finished.
Associations on an ember chapter
Sixteen company names travel in two rows moving in opposite directions across a warm earth gradient. The drift slows to a stop on hover, and with reduced motion on they settle into a static grid.
One form, fourteen routes
Calls to action across the page, from investor access to the Trust, open the same enquiry form with the right enquiry type already selected. The form includes a hidden honeypot field to catch spam.
